The Assistant Community Manager oversees daily operations and financial functions of a housing community under the Community Manager’s supervision, handling rent collection, budgeting, personnel, leasing, maintenance, administration, and risk management to ensure compliance with company policies, safety, and fair‑housing guidelines.
- Post payments, income, and resident charges accurately and promptly.
- Process and reconcile daily accounts receivable.
- Monitor bad debt, issue late notices, contact residents/guarantors, and manage evictions.
- Help the property meet budgeted revenue, expenses, and Net Operating Income goals.
- Execute end‑of‑month closing procedures and generate financial reports.
- Audit resident files and maintain organized records.
- Walk units to apply move‑out charges and process security‑deposit refunds.
- Screen, hire, train, coach, and develop onsite staff while ensuring attendance.
- Provide ongoing staff training, coaching, and compliance with Asset benchmarks.
- Promote staff harmony and high performance through effective leadership.
- Enforce company policies and procedures among all personnel.
- Oversee leasing activities: close deals, complete documentation, and maintain reporting.
- Implement marketing strategies according to the annual marketing plan.
- Address resident complaints, concerns, and requests to ensure satisfaction.
- Develop and execute resident retention programs (events, promotions, newsletters).
- Show, lease, and move in prospective residents efficiently.
- Deliver excellent customer service and monitor maintenance request turnaround times.
- Conduct regular property inspections to maintain appearance and timely repairs.
- Supervise business functions related to overall operations.
- Manage property resources, obtain vendor bids, and control costs economically.
