Note: Because this position manages rental properties on behalf of Birgo, team members may not concurrently engage in outside real estate sales, leasing, or property management activity.
- Lead, manage, and train the team to accomplish the goals of the property group (leasing agent, assistant property manager, maintenance supervisor, and in-house maintenance crew)
- Set the scope of turnovers and capital projects
- Coordinate services with external vendors
- Lead the leasing efforts for your property group by executing or overseeing advertising, applications, showings, walkthroughs, move-ins, and renewals
- Manage collections, delinquencies, and evictions
- Conduct monthly budget reporting; collaborate with asset management on annual budgets; approve weekly payables
- Provide excellent customer service through prompt, professional, and authentically caring responses
- Lead the onboarding of new properties to the property group if needed
- Oversee the completion of maintenance tasks and enhance the property's curb appeal
- Maximize operational performance of properties
- Maintain clean and safe properties by resolving tenant complaints, conducting weekly onsite inspections, and enforcing rules of occupancy

Work Style
At Birgo Realty, we’re looking for a Property Manager who cares as much about people and communities as they do about operational excellence. You’ll oversee a multifamily portfolio of 350+ conventional units across Buffalo, Tonawanda, Hamburg, and surrounding areas, providing the steady, capable leadership needed to support residents and the team that serves them.
This role is ideal for someone who brings seasoned property management experience and a sincere commitment to doing work that matters. You’ll guide and develop on-site teams, elevate the resident experience, and ensure the portfolio’s financial performance remains strong. Just as importantly, you’ll model professionalism, integrity, and empathy to the Birgo Realty standard.
- Careful with rules and comfortable working within established processes
- Able to ascend/descend stairs and traverse uneven terrain
- Able to transport up to 25 lbs
- Excited to manage multiple properties and projects simultaneously
- Strong skills in written, verbal, and persuasive communication
- Organizational skills, time management, and attention to detail
- Experience with subsidies and vouchers (preferred)
- Excellent interpersonal skills
- Experience with AppFolio or other property management software
- Able to use a computer for a full workday
- In-depth understanding of Buffalo's market-rate multi-family real estate industry
- 7+ years of experience as a property manager
- Reliable personal transportation and valid driver’s license for property visits
- Strong commitment to timely and precise work
- Multi-site experience
