The Leasing Specialist showcases model units, leases apartments to qualified applicants, renews leases, and serves as the primary contact for prospects and residents. This role drives all sales and leasing activities to meet revenue and occupancy targets, staying informed on market conditions and competitor performance. Reporting to the Leasing Manager or Community Manager, the specialist works on‑site with an onsite or in‑office requirement and must be available on weekends and holidays to provide the best tenant experience.
- Maintain extensive knowledge of apartment availability, current residents, lease expiration schedules, and amenity offerings.
- Execute digital and physical marketing initiatives to drive external traffic to the property.
- Ensure the property remains in tour‑ready condition at all times.
- Greet prospects, conduct property tours, and show model apartments.
- Communicate with prospects and new residents via follow‑up emails, thank‑you notes, and calls to solidify tours and finalize lease/renewal decisions.
- Process applications, review credit screenings and background checks, and prepare lease and move‑in packages.
- Assist during lease signings, ensure smooth resident move‑ins, and facilitate seamless transitions.
- Deliver lease renewal letters and packages, contact renewing residents 90‑60 days before move‑out, and ensure timely signing of renewal documents.
- Perform daily inspections and coordinate with facilities to keep tour path, model units, amenities, and leasing office tour‑ready.
- Use on‑site property management software (CRM, Yardi, etc.) to track availability, lease schedules, traffic, leasing activities, and resident data.
- Design and execute off‑site marketing activities, including resident referral and employer outreach programs, and internet marketing tools (Instagram, Facebook, email, etc.).
- Complete various accounting, financial, and administrative reports as needed.
- Represent the property and company professionally in dress and behavior.
- Provide weekend and holiday availability to ensure the best tenant experience.

The ideal candidate holds a Bachelor’s degree or equivalent experience, with at least one year of Class A high‑rise multifamily leasing experience preferred. Strong verbal and written communication skills are required, along with proficiency in Google Workspace and Microsoft Office. Familiarity with Yardi, Blue Moon, and Canva is advantageous.
- Respond quickly and courteously to resident questions/concerns, handling conflict resolution calmly and respectfully.
