The Estates Manager role provides corporate property‑management support, service coordination and strategic advice for a diverse commercial estate that includes offices, retail and industrial units, and other specialist properties. The position is responsible for managing and developing client relationships to maximise profitability and generate new business opportunities within the Business Group and across Colliers International.
Key responsibilities include handling landlord enquiries, maintaining lease obligations, liaising with tenants, resolving third‑party disputes, managing the sublet portfolio, planning and reporting inspections, keeping property files and databases current, and overseeing specialist service partners. The manager also conducts lease advisory work, updates the client helpdesk, coordinates quarterly tenant meetings, monitors contractor performance, contributes to premises planning, reports on health‑and‑safety and environmental metrics, investigates accidents, processes invoices and ensures compliance with health, safety, fire and hygiene regulations while working flexibly as part of a team and line‑managing an administrator.
Candidates must hold MRICS qualification and be recognised as the go‑to expert for colleagues, clients and customers. They should be solutions‑focused, proficient in MS Outlook, Word, Excel and PowerPoint, and possess in‑depth health‑and‑safety, compliance, estate‑management and service‑partner liaison experience. Experience with CAFM reporting systems such as eLogbooks, Meridian, TRAMPS or RiskWise, as well as strong knowledge of HVAC systems and controls, is required.
The role demands commercial awareness, an understanding of financial and business objectives, and a proactive approach to best‑practice working and client interaction. The manager is expected to design onsite succession plans, stay abreast of customer‑experience and health‑and‑safety market trends, and identify initiatives that enhance both customer and estate experiences.
Innovative and agile thinking is essential, with a focus on creative solutions and a sense of urgency. Effective communication includes active listening, tailoring messages to diverse stakeholders, prioritising tasks, anticipating needs and consistently exceeding expectations.
