The Regional Service Director (RSD) is a senior operations leader responsible for overseeing maintenance, service, and capital execution across a regional portfolio of multifamily communities. Reporting to the Managing Director of Service & Construction, the RSD provides direct leadership to Senior Service Directors, Service Directors, and Service Managers, ensuring consistent execution of maintenance standards, preventive maintenance programs, safety compliance, budget adherence, and resident satisfaction.
The RSD works closely with Operations, Asset Management, Construction, Capital Projects, and external vendors to drive performance, reduce risk, and support both stabilized and transitioning assets. This partnership includes collaborating on budget forecasts, capital initiatives, and vendor selections while maintaining high standards of service quality and compliance.
- Provide regional oversight for service and maintenance operations across the assigned multifamily portfolio.
- Lead, coach, and develop Senior Service Directors and Service Directors, establishing clear performance expectations.
- Conduct regular site visits, audits, and operational reviews; support acquisitions, lease‑ups, and transitions.
- Ensure execution of preventive maintenance programs and manage service request turn times and quality control.
- Standardize processes, tools, and reporting across communities; address chronic maintenance issues with long‑term solutions.
- Partner with Asset Management on annual budgets, forecasts, and variance analysis.
- Oversee execution of capital projects and value‑add initiatives; assist with bid reviews, scope development, and vendor selection.
- Monitor maintenance spend, contracts, and service agreements; identify cost‑saving and efficiency opportunities.
- Develop succession plans, onboard and train new Service Directors and team members, and lead regional training initiatives.
- Manage regional vendor relationships, ensure contract compliance and insurance requirements, and negotiate pricing and scopes.
- Ensure compliance with OSHA, Fair Housing, local codes, and company policies; oversee inspections and life‑safety systems.

Candidates must have at least seven years of multifamily maintenance or service leadership experience, including three years in a multi‑site or regional role, and possess strong knowledge of building systems such as HVAC, plumbing, electrical, and life‑safety. Preferred qualifications include experience with value‑add renovations, high‑rise portfolios, relevant industry certifications, and a bachelor’s degree or equivalent industry experience.
The role requires frequent travel within the assigned region (typically 50–70%), the ability to walk properties, climb stairs, access mechanical areas, and occasionally lift up to 25 pounds.
