The Maintenance Supervisor leads a team of maintenance and custodial staff to ensure residents enjoy a well‑maintained living environment. The role involves performing and overseeing repairs in plumbing, carpentry, mechanical systems and related areas, while providing direction, support, and on‑the‑job training, including assistance with completing work orders.
In this role the supervisor ensures all maintenance activities meet CCDC safety and operating standards as well as applicable laws and regulations. Responsibilities include establishing a work‑order tracking system, reviewing orders for completeness, determining project scopes, securing vendor bids, and responding to health‑and‑safety inspection violations.
The supervisor also collaborates with the Property Manager to coordinate schedules, conduct regular inspections of common areas, maintain accurate inventories of tools and resident appliances, and assist in preparing maintenance budgets and unit turnover procedures. Additionally, the supervisor leads safety meetings and records minutes.
Required qualifications include at least five years of building maintenance or construction experience, three years of advanced work in plumbing, carpentry, painting, electrical, or mechanical systems, and two years of supervisory experience. Candidates must be able to troubleshoot, prioritize work, understand OSHA/CAL‑OSHA regulations, interpret building codes, and communicate effectively with diverse populations. Proficiency with Microsoft Office and basic property‑management software is also expected.
Preferred qualifications include familiarity with the local neighborhoods, ability to read blueprints, relevant maintenance certifications, and experience using the maintenance function of property‑management software.
This full‑time, exempt position is based in San Francisco’s Chinatown neighborhood and works Monday through Friday during regular business hours. The supervisor will manage properties such as Tower Hotel, Swiss American, Broadway Family Apartments, and several other affordable‑housing sites, earning a salary between $76,694 and $80,621 with comprehensive benefits.
