• Interview prospective residents and record information to assess needs and qualifications.
• Accompany prospects to model/vacant apartments and discuss unit size, layout, amenities, and lease terms.
• Ensure consistent follow‑up with prospects.
• Process applications for approval in compliance with policies and procedures.
• Create marketing materials, present to clients, and communicate with internal teams.
• Mentor leasing consultants.
• Schedule move‑ins and complete all lease paperwork with prospects.
• Walk all units prior to move‑in date to ensure readiness.
• Follow up with new residents after move‑in.
• Inspect premises periodically and arrange necessary maintenance.
• Plan and coordinate resident events.
• Handle resident requests and complaints courteously and efficiently.
• Manage all marketing duties, including market surveys, outreach marketing, and social media postings.
• Develop innovative marketing strategies and campaigns.
• Apply effective time‑management skills.
• Assist with sending out resident notices.
• Adhere to company policies, including safety and Fair Housing.

Requirements

We are seeking an experienced and results‑driven Leasing and Marketing Director to join our team. In this role, you will oversee all leasing activities, marketing, social media postings, resident events, and maintain positive resident relations. You will collaborate with the property management team to develop and implement effective leasing strategies and drive community success.

Applicants must demonstrate a background in sales, marketing, internet use, and customer service, capable of handling complaints, completing financial records, and preparing reports. A high school diploma or GED is required.

The role requires the ability to read, write, and communicate effectively to complete legal documents, sell apartment features, and draft reports. Mathematical skills are needed for budgeting and fiscal reporting. Candidates must apply sales techniques, qualify prospects, and solve problems using common‑sense reasoning.

Proficiency with word processing, spreadsheet programs, internet marketing tools, and property‑management software (preferably Yardi) is essential. A valid driver’s license is required; industry certifications are a plus.

The job involves frequent standing, walking, reaching, climbing, stooping, and occasional sitting, as well as regular use of hands for typing and handling objects. Employees must be able to access all interior and exterior areas, operate golf carts where used, and lift up to 20 lb unaided or 50 lb with assistance. Routine local travel may be required for training or market research.
