- Respond to tenant requests.
- Manage maintenance schedules
- Manage and maintain the pool and pool equipment
- Operate chillers
- Process workorders, general repairs and adjustments to building systems, equipment and fixtures.
- Perform routine preventative maintenance on building equipment and systems.
- Coordinate and schedule services
- Obtain and manage budgets and support capital planning efforts
- Manage vendors and vendor relationships
- Manage supporting maintenance staff

- An HVAC technical degree.
- Two or four year technical degree or equivalent in building operations and equipment.
- Chief Boiler Operator License
- Strong Microsoft Suite proficiency (Excel, Word, PowerPoint etc.).
- Electrical, plumbing and building automation controls experience.
- Formal supervisory training.
- Positions require verification of employment eligibility to work in the U.S.
- You must also be able to work from a ladder, work overhead, smell smoke and other chemicals and be able to work outside in a variety of weather conditions.
- Ability to properly troubleshoot system failures and devise workable solutions.
- You will have a clear driving record, basic knowledge of computer applications, and ability to lift 100 lbs.
- Pool Operator License
- Operate hot water boiler
- SMA, SMT AND LEED certification or equivalent preferred.
- You will have excellent verbal communication skills and provide concierge level of service when interacting with building occupants.
- Must have a two-year vocational degree or equivalent and at least 10 years of building services experience in a hospitality or commercial environment.
- Minimum ten years' experience in commercial or industrial building operations.
- Must have Universal EPA certification (refrigerant handling)
