What you would be doing

Obtain required land use, zoning, engineering and development approvals and permits from the various regulatory agencies for prospective land acquisitions.

Lead community meetings coordinating between various departments to ensure new projects are opened efficiently.

Oversee the entire due diligence and feasibility review process for new acquisitions. Due diligence includes determining both the physical, entitlement/permitting, and financial feasibility of a planned community, as well as identification of project risks and how to mitigate those risks.

Manage the design, bidding and contracting process for all major land development activities, including site work, amenities, hard scape and enhanced landscape.

Coordinate and manage consultant teams which may include, civil engineers, legal counsel, environmentalists, architects, title agents and geotechnical scientists.

This lead role will take prospective projects through the feasibility and entitlement process as well as design/engineering, cost estimation/budgeting, and permitting activities for the Division's Land department for new acquisitions and new community openings to ensure new projects are properly transitioned to the homebuilding and sales teams. This role works closely with land acquisition and land development from land contract execution to land closing. The ideal candidate will have an education and background in civil engineering, land use and or real estate with experience directly related in the residential builder industry.

Create and maintain land development budgets throughout the pre-closing period for prospective land acquisitions.

Hold sales summit meetings with a project team prior to turning over a new project to homebuilding and sales.

Working knowledge of State and Federal developmental and environmental laws and local municipal planning and zoning requirements, civil engineering, and land planning and city/county requirements

Experience in a similar entitlement role

Bachelor's degree in Civil engineering, real estate, finance or a related field

Comfortable presenting ideas and solutions to leadership and key business partners

Exceptional communication skills -- both written and verbal

Strong attention to detail

Strong understanding and experience with land development and site work processes and sequencing

Ability to establish and maintain strong relationships

Proficient in MS Excel, PowerPoint, and Word

Strong organizational skills and time management skills
