  • Report safety violations to supervisor.
  • Maintain log or work done and parts used.
  • Keep accurate time sheets.
  • Answer trouble calls as required.

  • Be aware of requests for maintenance equipment in his/her area.
  • Make periodic building rounds to check all HVAC equipment and keep accurate log sheets.
  • Perform all maintenance of plumbing, electric, basic carpentry, steam systems, specialty items such as doors, locks, door closures, furniture or whatever general mechanical or electrical work is required.
  • Supervise maintenance employees when they are assigned.
  • Assist in developing estimates if requested.
  • See to the efficient operations of all equipment under his/her care.
  • Perform preventive maintenance work in its entirety, including repairing and maintaining the necessary records consistent with the maintenance system in the building or buildings assigned.
  • Cooperate with and assist others in a common effort to promote good will and company growth.
  • Repair or make recommendations to supervisor on any defective equipment in his/her area of responsibility.
  • Start up and secure all equipment in designated buildings as requested by his/her supervisor.
  • Train or familiarize with the building any employees assigned to him/her.
  • Assist in all energy conservation projects.
  • Assure high work standard as a BTE representative.
  • Work as second man with any licensed tradesperson, watch engineer in-charge or watch engineer as required.

  • Minimum five years direct experience in commercial office building operations and maintenance.
  • Strong interpersonal and customer service skills.
  • Previous experience with testing and safely handling chemical treatment of non-potable water and steam systems.
  • Ability to perform basic general maintenance, i.e. light carpentry, painting, minor electrical, locksmithing.
  • Current state issued Drivers License.
  • Strong practical knowledge of commercial HVAC, electrical and plumbing systems and equipment.
  • High school diploma or equivalent with technical school certification.
  • Proven ability to read, interpret and work from blue prints, schematics, diagrams, etc.
  • Proven ability to effectively troubleshoot, diagnose and repair electro-mechanical systems, equipment and components.
  • Proven knowledge of current issues relating to building operations and maintenance, including CFC, IAQ, etc.
  • State Issued Trade Licenses, as required.
