The Community Director is responsible for overseeing the daily financial, administrative, sales, marketing, and maintenance operations of a community, ensuring that company standards are consistently met. In addition to managing onsite staff—recruiting, training, mentoring, and supervising—the director cultivates teamwork, enthusiasm, and professionalism, conducting regular coaching, performance reviews, and disciplinary actions as needed.
The position prioritizes and supervises all property operations, including leasing, marketing, make‑ready processes, maintenance, and construction projects, while performing inspections to identify safety hazards and ensuring preventive maintenance is completed on schedule.
Financial duties involve developing and monitoring operating budgets, maintaining a budget control log, maximizing net operating income through cost control and revenue optimization, collecting rents and fees, handling delinquencies, and preparing financial and occupancy reports.
Marketing and leasing responsibilities include creating monthly marketing plans to achieve occupancy targets, designing resident retention and advertising programs, and showing and leasing apartments with accurate documentation.
The director addresses resident concerns such as disputes, renewals, and maintenance issues to maintain high customer satisfaction, ensures compliance with the Fair Housing Act and company policies, maintains organized records in OneSite, and processes invoices for timely corporate submission.
Candidates should have a bachelor’s degree or equivalent experience, 3‑5 years of property management experience, preferably a Certified Apartment Manager certification, and proficiency with property management software like OneSite. Desired competencies include a positive, motivating attitude, strong organizational and prioritization skills, professionalism, confidentiality, and excellent communication.
