Make budget recommendations for maintenance line items to the Community Manager.
Order and maintain inventory of building materials and supplies.
Develop and maintain cleanliness and appearance standards throughout the community, ensuring all areas, including grounds and common spaces, reflect the company’s high quality.
Coordinate with contractors and vendors to obtain bids for repairs and replacements.
Inspect the building and property daily, addressing safety issues promptly.
Perform routine preventative maintenance and respond to emergency repairs after hours.
Oversee the "make-ready" process for vacant apartments, including conducting inspections, creating maintenance task lists, scheduling contractors, obtaining supplies, and ensuring all tasks are completed to a high standard.
Assist in completing work orders from resident service requests by diagnosing issues and making repairs in accordance with established policies and safety standards.
Ensure the general upkeep of building common areas and grounds.

Must be willing to join Local 32BJ union and live on-site in renovated 2 bedroom apartment.
3+ years of experience in general maintenance.
Affordable housing experience preferred.
Ability to lift and move up to 50 lbs.
Schedule flexibility is required, including the ability to work weekends when necessary to meet property maintenance demands. Must be able to respond to emergencies/on-call rotation as needed.
Strong skills in HVAC, plumbing, carpentry, painting, and electrical/appliance repairs.
Willingness to embrace feedback and continuously improve.
High school diploma or equivalent; certification in a related trade preferred.
Personal standards of appearance and dress compatible with the Company’s standards.
Experience with Real Page One Site or similar property management software preferred.
