Description

The porter is responsible for maintaining community grounds in an attractive condition while adhering to OSHA standards and company safety policies. Duties include routine landscaping, cleaning, minor repairs, and responding to emergency maintenance situations to ensure a safe and pleasant environment for residents and visitors.

• Practice OSHA standards and company safety policies, completing hazard assessments before tasks.
• Water potted plants daily and additional foliage as directed; irrigate lawns, shrubs, and flowers.
• Perform landscaping duties such as mowing, trimming, fertilizing, raking, weed pulling, and reseeding lawns.
• Apply insecticides and maintain watering and drainage systems.
• Paint building exteriors, pick up litter, and clean/replace exterior light fixtures and bulbs.
• Install and maintain fences, gates, and pool equipment; assist with pool area upkeep.
• Conduct routine maintenance on equipment per manufacturer guidelines and keep tools clean.
• Pressure‑wash walks and breezeways, keep pool area chairs arranged, and ensure trash containers are empty.
• Participate in standby emergency schedule for evenings, weekends, and holidays, including fire‑watch duties.
• Maintain a professional uniform, appearance, and ensure storage areas are locked and well‑lit.
• Perform custodial tasks such as sweeping, mopping, vacuuming, emptying trash and pet stations, and cleaning windows.

Requirements

Effective verbal and written communication is essential, along with the ability to read and follow work orders, manuals, and safety instructions. Limited computer literacy is required, and a government‑issued ID or driver’s license may be needed based on location or business needs.

The role involves physical tasks such as lifting up to 50 lb, operating hand and power tools, climbing ladders, and working in various weather conditions. A high school diploma or equivalent and prior experience are preferred, though not mandatory.

• Communicate verbally and in writing with supervisor at least once daily and report any unusual circumstances.
