Tasks
-Responds to inquiries in the Customer Relationship Management (CRM) system in accordance with Thrive expectations. -Answers incoming phone calls and handles each call accordingly, whether it is a prospect call, irate resident, service request, etc. Transfers calls to assistant manager or Community Manager when appropriate. -Performs any additional duties assigned by Leasing Manager, Assistant Manager, Community Manager or Regional Manager. -Conducts all business in accordance with Thrive policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to apartments. -Inspects models and market ready vacancies daily to ensure cleanliness. Performs cleaning and staging as needed. -Maintains awareness of local market conditions and trends. Contributes ideas to the manager for marketing property and for improving resident satisfaction. -Maintains a lease closing ratio at a level appropriate for the property and submarket. -Performs duties under pressure and meets deadlines in a timely manner. -Complete all lease paperwork including related addenda and accepts rents and deposits. -Organizes and files appropriate reports, leases and paperwork. -Interacts with co-workers, supervisors, guests and the public in a professional and pleasant manner. -Correctly completes all lease applications, assists with application verification and notifies prospective residents of results. -Completes Guest Card information form on all prospects, sends thank-you notes and performs follow- up. -Posts regularly on online advertising sites such as Craigslist and Weblisters as instructed. -Physically inspects property when on grounds, picks up litter and reports any service needs to maintenance staff. Inspects move-outs and vacancies. -Greets prospective residents, qualifies, determines needs and preferences, professionally presents community and specific apartments while communicating features and benefits. -Sets out A-Boards and balloons at property entrances daily. -Attends property and Thrive trainings and meetings as requested. -Maintains a professional yet friendly atmosphere in the leasing office and other areas where prospective residents and residents meet. -Inventories office supplies on periodic basis. Reports needs to Community Manager.

What You Bring
-Excellent customer service, sales and closing skills. -Specific and thorough in communication with residents, vendors, subordinates, support departments, ownership and leadership. -Cocaine Metabolites -Pro-active problem solver with the ability to follow company policies, mystery shop guidelines, and fair housing laws. -Phencyclidine ("PCP") -Works well both as part of a team and independently. -Abilities to get involved on company committees (Event Planning, HR Advisory Council, Safety, and more!) -Ability to de-escalate conflict and remain calm and courteous at all times. -Ability to work in a fast-paced and customer service-oriented environment. -Amphetamines including Methamphetamine -Customer service experience strongly desired. -National Apartment Leasing Professional (NALP)preferred. -Ability to lift/move/push/pull up to 25 lbs on occasion, frequent need to lift/push/pull up to 20 lbs -Understanding of industry terms and their meaning. -Ability to read, write, speak and comprehend English using correct grammar and punctuation. -Respects and understands diverse cultural and socio-economic backgrounds. -Constant need to type, write, & grasp (working at a computer and answering phones) -Yardi/CRM and Onsite experience preferred. -Occasional need to bend/stoop/squat, climb stairs, push or pull, and reach above shoulder (cleaning up litter, putting out advertisement sandwich boards, put out balloons, open doors, pick up and move items) -Takes instructions and feedback from supervisors and is able to follow direction, learn and grow with a positive attitude. -Strong time management, organizational and prioritization skills. -Strong attention sales and marketing. -Communicates effectively, builds trust, and addresses community challenges with cultural awareness and equity. -Proficient in Microsoft Word, Outlook and Excel. -Opiates including Codeine and Morphine -This position requires the ability to stand and walk or sit alternatively depending on the specific needs of the day. Estimated 70% of time is spent on feet and 30% spent sitting at desk. -Leasing experience in multi-family housing preferred.
