The Assistant Property Manager role at Springdale Glen is responsible for maintaining the community to a market‑ready standard and delivering high‑level service. The position supports the Property Manager in all aspects of operations, including maintenance, capital improvements, lease administration, budgeting, forecasting, reporting, collections, evictions, marketing, lease renewals and service contracts. The role also focuses on building and motivating a high‑performing on‑site team to maximize property performance.
Key duties include ensuring smooth day‑to‑day operations in a fast‑paced environment, providing superior customer service to residents and prospects, completing lease and renewal paperwork to company standards, and tracking advertising and client traffic. The Assistant Property Manager helps maintain effective staff through interviewing, hiring and coaching, manages resident files, resolves conflicts promptly, and oversees the community budget and finances. Collaboration with leasing staff ensures marketing and leasing goals are met.
Required competencies include strong communication and customer‑service skills, proficiency with Microsoft Office and internet navigation, general office, bookkeeping and sales abilities, and the capacity to set goals and improve staff performance. The candidate must be able to supervise daily team operations, manage a team, and perform other related duties as assigned.
Education and experience requirements call for a high school diploma, GED, or technical/vocational school completion, with a bachelor’s degree preferred. Candidates must have at least three years of property‑management experience and one year of management experience.
The work environment is a professional office setting using standard equipment; regular travel between properties and occasional outdoor work in varying weather conditions is required. Physical demands include standing, walking, climbing stairs or ladders, and lifting up to 25 lb regularly, with up to 15 % travel time.
