As the Preconstruction Manager, you will oversee the early stages of project development—creating detailed, accurate estimates and proposals that set each project up for success. You’ll work closely with clients, architects, engineers, and subcontractors to bring ideas to life, from conceptual budgeting through final pricing.

  • Review and analyze drawings, specifications, and design concepts to prepare accurate quantity takeoffs and detailed cost estimates.
  • Lead preconstruction and estimating efforts for large-scale commercial projects valued between $30–100 million.
  • Support business development by reviewing conceptual budgets and providing cost guidance during early design phases.
  • Collaborate with project management teams to ensure seamless handoff from preconstruction to construction.
  • Prepare clear, detailed proposals, bid packages, and presentations for clients and partners.
  • Identify and present value-engineering opportunities that align with project goals.
  • Develop budgets and cost models using historical data, market trends, and competitive analysis.
  • Build and maintain strong relationships with subcontractors and suppliers; ensure complete and competitive coverage on bid day.

We’re looking for a driven and detail-oriented Preconstruction Manager to lead estimating and preconstruction efforts for complex commercial projects ranging from $30–100 million. This is a high-impact role for someone who thrives in a collaborative environment, enjoys strategy as much as numbers, and takes pride in shaping projects from the ground up.

This position is ideal for someone who combines technical estimating expertise with strategic thinking and a passion for building strong industry relationships.

  • 3–5 years of experience in preconstruction, estimating, or turnkey project management within the commercial construction industry.
  • A proactive mindset, attention to detail, and commitment to collaboration and follow-through.
  • Excellent communication, analytical, and organizational skills.
  • Proven success managing estimates and bids for projects in the $30–100 million range.
  • Strong proficiency in Microsoft Excel; familiarity with PlanSwift, Bluebeam, and iSqft preferred.
  • Ability to lead teams, coordinate with stakeholders, and present effectively to clients.
  • Bachelor’s degree in Construction Management, Civil/Architectural Engineering, or a related field.
