The Maintenance Manager partners with the Community Manager and Assistant Manager to boost net operating income by maintaining the property's interior and exterior to RPM standards while staying within budget, and supports resident retention through prompt, safe repairs.
Key duties include supervising maintenance staff, managing the operating budget, securing competitive bids, processing purchase orders, overseeing work order prioritization and record‑keeping, ensuring safety and code compliance, handling emergencies, implementing preventative maintenance, and mentoring the maintenance team.
- Supervise and direct maintenance staff to ensure proper upkeep of property and grounds.
- Develop and lead a skilled team of Maintenance Technicians.
- Manage property operating budget and obtain competitive bids for supplies and services.
- Process purchase orders and invoices to control costs.
- Review, prioritize, and track work orders for timely completion and resident satisfaction.
- Maintain records of work orders in the property management software.
- Ensure community cleanliness, safety, and compliance with fire, safety, and OSHA regulations.
- Oversee construction projects and promptly report employee injuries.
- Diagnose and repair HVAC, electrical, plumbing, and other building systems.
- Respond to maintenance emergencies and follow up with residents to confirm satisfaction.
- Implement preventative maintenance plans and be on call for after‑hours emergencies.
- Conduct regular property inspections to uphold safety and a drug‑free workplace.
- Mentor and train maintenance team members to enhance skills and efficiency.
- Perform physical tasks such as walking, standing, climbing ladders, lifting up to 50 lb, and operating power tools.
- Work outdoors and in confined or hazardous areas as required.

Candidates should have a high school diploma or GED (preferred), at least two years of multifamily maintenance experience, one year of supervisory experience (preferred), EPA certification (required), CPO certification (preferred), proficiency with Microsoft Office and project management tools, and a valid driver’s license.
The role requires physical abilities such as walking, standing, climbing ladders, lifting up to 50 lb, using power tools, and operating computers, with work performed outdoors, in confined spaces, at heights, and in potentially hazardous areas.
- Obtain and maintain EPA certification; CPO preferred.
- Possess at least two years of multifamily maintenance experience and one year of supervisory experience.
- Hold a valid driver’s license and be proficient with Microsoft Office and project management tools.
