The Role

Overview

Oversee building maintenance, resident services, and staff for luxury residential property.

Tasks

-Perform routine preventative maintenance on equipment. -Supervise activities of capital expenditure including writing specifications for work to be done, obtaining competitive bids, and investigating qualifications of responding bidders. -Enforce safety policies and OSHA regulations. Stay current on all applicable building codes and safety standards, as required. -Supervise all aspects of maintenance on community, including staff, vendors, and contractors. -Handle make-readies in a timely manner as directed by General Manager. -Assist in hiring staff and evaluating service employee performance. -Monitor and evaluate the physical condition of the community and correct unsafe conditions, install locks, parts, safety devices and make repairs as needed. -Ensure adherence to uniform policy. -Maintain resident request system; maintain accessible and accurate records for work orders and preventative maintenance, safety, repair/replacement of major equipment, utility cut-off, sewer clean-outs, and inventory of parts and supplies. -Assist in the preparation of annual budgets for operating and capital expenditures. -Operate community within budgeted guidelines. -Move appliances, equipment, furniture as needed in accordance with generally accepted safety precautions. -Maintain and schedule 24-hour emergency coverage, alternating on-call requirement. -Diagnose and perform maintenance/repairs on A/C and heating, electrical and plumbing systems, water and sewer lines, stairs, gates, fences, patios, railings, roofing, gutters, tile, carpet, flooring, fireplaces, ceiling fans, appliances, shutters, doors, cabinets, windows, gas and electric boilers, walls and ceilings, security system, pool area, tile, and other equipment as required.

What You Bring

-Knowledge of communication and alarm systems -Ability to work independently, prioritize work, and ask for further clarification when necessary. -Valid Driver’s license -Possible exposure to changing weather conditions and chemical fumes -Strong leadership skills and attention to detail -Yardi experience preferred -Knowledge of energy mgmt. systems (EMS) or building automated system (BAS) -Experience managing a service team -Solid teamwork skills with flexibility to adjust to changing project requirements and deadlines -Knowledge of HVAC and Plumbing -Strong working knowledge of Microsoft Office (Outlook, Word) with ability to type documents and maintain accurate records -Knowledge of lighting, power systems, and energy consumption -EPA certification required for properties with A/C units, as well as pool operations, electrical and universal certification -Knowledge of OSHA requirements -Strong organizational and interpersonal skills, and the ability to deal professionally with co-workers, residents, and vendors -High School diploma or equivalent -5+ years practical experience, verification of maintenance experience, and demonstrated skills -Ability to work under pressure with tight time constraints, as well as the ability to deal with frequent interruptions, unresolved situations, frequent change, delays, or unexpected events. -Ability to anticipate the maintenance needs of the property -Ability to keep sensitive information highly confidential -Excellent organizational and time management skills, ability to take initiative, use good judgment, demonstrate a strong sense of urgency and attention to detail, and carry multiple projects through to completion. -Ability to analyze problems and develop solutions -Knowledge of basic interior and exterior building maintenance -An open mind for new ideas and creative methods -Ability to lift/move 25 lbs. regularly and 50 lbs. occasionally -Excellent written and verbal communication skills.
