The Regional Director of Operations (RD‑O) is accountable for the operational, financial, and managerial performance of a designated portfolio of assets. This role focuses on continuous improvement of each property and the company’s image by addressing the needs of site team members, residents, and guarantors. The ideal candidate is organized, possesses exceptional customer service skills, and is adept at creating and reviewing analytical reports.
The RD‑O reports to the Regional Vice President of Operations and directly oversees Community Managers and Area Managers. Responsibilities include team management, financial oversight, general administration, leasing and marketing support, customer service excellence, facilities oversight, and risk control. Duties evolve with organizational needs.
Team management involves recruiting, hiring, and developing a high‑performing operations team, training new Community Managers, conducting corrective actions, managing annual performance evaluations, and partnering with the Regional Director of Leasing & Marketing to ensure portfolio success.
Financial management requires overseeing revenue and expenses, reviewing invoices, managing occupancy and delinquency, conducting budget variance analysis, approving monthly financial reports, developing annual budgets, and ensuring attainment of budgeted goals. The RD‑O also handles contract execution, delinquency collection efforts, and documentation of purchases.
General administration includes adhering to Landmark Properties policies, auditing key performance indicators, crafting weekly KPI agendas, generating reports for executive leadership, representing the portfolio professionally, and ensuring compliance with Fair Housing, technology, and corporate policies.
In leasing and marketing, the RD‑O assists the RDLM to maximize occupancy, leads resident retention programs, monitors market competitors, and supports leasing initiatives. Customer service responsibilities involve exceeding resident satisfaction, guiding communication, and mediating conflicts.
Facilities duties encompass monitoring work order completion, preventive maintenance, quarterly physical inspections, guiding turn plans, and maintaining curb‑appeal standards. Risk control involves enforcing safety, emergency, and fire evacuation policies, handling incident reports, and ensuring confidentiality of client and resident information.
Required education and experience include a bachelor’s degree (preferred) and at least six years in operations‑oriented positions within residential rental communities, with student‑housing experience preferred. Internal candidates need one year as an Area Manager at Landmark; external candidates need three years as a student‑housing or multifamily Regional Manager with proven achievements.
Desired knowledge, skills, and abilities include proficiency in resident property management operations, strong organization, analytical and decision‑making skills, excellent communication, Microsoft Office proficiency, and preferably Entrata experience.
