The Service Technician role is a technical and mechanical position responsible for maintaining the physical condition, safety, and functionality of buildings, grounds, amenities, and common areas. The position works on a Monday‑Friday schedule (9 am‑6 pm) with rotating on‑call duties and supports lease‑up activities for a garden‑style community of 259 units.
- Complete assigned work orders and preventative maintenance by diagnosing issues and performing repairs per policies and code requirements.
- Prepare vacant apartments for new residents through inspections, punch‑list creation, vendor coordination, and final quality checks.
- Retrieve, track, and restock maintenance supplies, tools, and equipment while notifying supervisors of re‑order needs.
- Document service requests accurately and promptly to ensure proper tracking.
- Maintain grounds, common areas, and amenities by cleaning, pressure‑washing, trash removal, and painting as needed.
- Implement cost‑saving measures by repairing parts, minimizing waste, and using tools correctly.
- Follow Greystar safety and risk‑management policies, attend safety meetings, complete OSHA training, and report incidents.
- Inspect contractor and vendor work to verify compliance with quality standards and specifications.
- Conduct routine property inspections to identify safety concerns and communicate maintenance needs to management.
- Maintain all required state and local certifications for service technicians.

Physical demands include standing, walking, climbing ladders, and lifting up to 25 lb independently or 50 lb with assistance, as well as working in all weather conditions and responding to occasional travel or flexible scheduling requirements.
- Hold EPA Type I, II, or Universal refrigerant recycling certification (for Certified Service Technicians).
- Possess a valid driver’s license to operate a golf cart when required.
Benefits
The hourly wage ranges from $21.00 to $23.00, with eligibility for quarterly or annual bonus programs depending on corporate or onsite status, and the role may include additional incentive compensation.
