The Leasing Consultant is responsible for all aspects of leasing, marketing, and maintaining positive resident relations for a property.
- Maintain regular daily onsite attendance.
- Show, lease, and move in prospective residents, including greeting, qualifying, touring, and signing leases.
- Close sales by making appointments, generating leads, conducting tours, maintaining model units, and completing necessary follow‑up.
- Complete all leasing paperwork prior to move‑in.
- Assist with lease audits, unit walk‑throughs, and turnover processes.
- Track prospect traffic and leasing data, responding to leads within 24 hours.
- Utilize sales and marketing strategies to increase traffic, maintain closing ratios, and exceed leasing goals.
- Perform various administrative tasks as needed.
- Address resident complaints, concerns, and requests to ensure satisfaction.
- Help develop resident retention programs such as events, promotions, and newsletters.
- Contribute to the upkeep and cleaning of office, common areas, and model units.
- Assist in implementing the annual marketing plan and outreach initiatives.
- Conduct ongoing market surveys and analysis to generate ideas and formulate plans.
- Maintain thorough product knowledge of the property, competition, and market conditions; produce weekly market survey reports.
- Manage excellent customer service and monitor service request turnaround times.
- Ensure consistent handling of resident matters and enforce community policies as delegated.

Education/experience requirements include a high school diploma or equivalent, basic computer skills, and knowledge of Fair Housing Laws and OSHA requirements.
Physical requirements involve regular movement across the worksite, occasional ladder use, lifting up to 25 lb, and the ability to work overtime, weekends, night hours, and in various environmental conditions.
