The Maintenance Technician performs technical and mechanical work to keep buildings, grounds, amenities, and common areas clean, safe, and functional. This role ensures the property meets RangeWater’s standards for appearance, safety, and overall functionality.
Key duties include completing resident work orders within 24‑48 hours, managing the make‑ready process for vacant units, and supporting cost‑cutting by repairing rather than replacing parts. You will track inventory, document service requests accurately, inspect contractor work, and adhere to safety and risk‑management policies. Providing excellent customer service by addressing resident concerns promptly and assisting with routine property inspections is also essential.
Candidates must be available to work weekends as scheduled and perform essential functions independently. The role involves frequent exposure to outdoor elements and may be hazardous, requiring the ability to work a flexible schedule.
A high school diploma or GED is required; 1‑3 years of apartment maintenance experience is preferred. Strong communication, computer proficiency—including property‑management software such as Entrata, Yardi, or OneSite—and the ability to connect with people at all levels are essential.
A valid driver’s license and EPA Type I/II or Universal refrigerant certification are required, along with any state or local certifications. Physical demands include lifting up to 50 lb independently (150 lb with assistance), standing, walking, climbing, stooping, squatting, and occasional keyboard work; routine local travel may also be required.
