Apartment Marketing Manager

Description

• Oversee digital sales tool optimization and implementation to develop ideal strategy for deployment of assets across marketing channels
• Collaborate with the Director of Brand Leasing on optimizing and enhancing the prospect journey and leasing process to ensure a smooth, exceptional experience from start to finish
• Own and execute channel mix strategy for all communities on the apartment rental side with goal of optimizing conversion rate and cost per lease across advertising sources in each unique market
• Manage and optimize relationships with digital vendors (SEO/GEO/PPC), ILS platforms, and CRM/marketing automation providers
• Develop and implement AVE's marketing and advertising strategy to drive demand, awareness, and engagement nationwide in collaboration with the Sr. Director of Furnished Marketing
• Develop and present quarterly reports to brand and property leadership on apartment marketing performance
• Continuously enhance our marketing and leasing tech stack, researching and analyzing new features within existing systems as well as proactively seeking out new solutions to ensure our brand utilizes best-in-class products that scale
• Collaborate with Brand Communications team in all areas to ensure alignment with brand voice and regional/local positioning strategies
• Integrate and implement the use of AI in our leasing workflows
• Own all apartment rental marketing plans from strategy development all the way through execution in collaboration with the brand marketing and onsite leadership/sales teams
• Reinforce leasing best practices within CRM system to ensure consistency of use across portfolio and data integrity
• Lead marketing strategy calls with community leadership from the apartment rental perspective to develop campaigns and manage their execution to drive sales goals
• Own sales kit strategy for apartment rentals, collaborating with property leadership, to develop print and digital collateral that supports sales goals, as well as play an active role in material maintenance and training for site teams
• Implement and reinforce leasing best practices with all onsite teams across the brand to drive occupancy and revenue
• Analyze market rates across the AVE portfolio to ensure pricing strategies remain competitive and align with market trends in order to optimize revenue
• Collaborate with Web Director to drive CRO for apartment rental prospects in all web environments
• Identify emerging digital trends and technology solutions to enhance the renter journey
• Develop data-driven CRM prospect and resident journeys to drive funnel conversion and retention; collaborate with brand communications on template messaging and content strategy
• Develop and implement strategic marketing plans specifically focused on enhancing our online visibility, driving traffic, increasing leads, and generating apartment rental leases in order to achieve the company's objectives and targets across every region

Requirements

• Ability to collaborate effectively with cross-functional teams
• Proven experience developing and managing search engine marketing (PPC/SEO) strategy to drive traffic and customer acquisition
• Minimum of 5-7 years of experience in marketing, with a focus on hands-on development of digital and traditional marketing strategies and driving results, preferably in multi-family or hotel/hospitality
• Certifications in digital marketing or related fields (e.g., Google certification) are desirable
• Strong knowledge of emerging marketing trends and technologies
• Extensive experience in consumer/prospect journey strategy and implementation with technology, ideally within the property management industry (Yardi/RentCafé, Entrata, etc.)
• Own CRM and its workflows, including proactively looking for ways to improve functionality and ease of use for our onsite teams, implementing and rolling out new strategies, developing reporting, conducting audits, and playing an active role in any training programs
• Strong analytical skills and experience using web analytics tools (e.g., Google Analytics) and ability to make data driven decisions
• Experience managing external partners and agencies
• Supervisory or managerial experience a plus
• Strong leadership experience influencing change internally/selling programs to executives desirable
• Multi-family lease-up strategy experience desirable
• Demonstrates strong business judgment and sound decision-making skills; identifies, prioritizes, and articulates highest impact initiatives
• Bachelor's degree in marketing, business, or a related field
• Exceptional communication and interpersonal skills with attention to detail and the ability to convey complex business strategies clearly
• Strong project management skills and ability to manage multiple projects simultaneously
• Proven track record of successfully developing and executing marketing campaigns that drive growth and brand recognition
