The Building Operator will manage and maintain the building so it remains safe, presentable, and environmentally friendly, overseeing equipment, responding to emergencies, and ensuring high tenant satisfaction.
- Control and maintain base building equipment (chillers, boilers, pumps, air‑handling systems).
- Coordinate contractors, obtain estimates, and oversee work execution.
- Perform water treatment for chilled water, condenser water, and heating systems.
- Implement energy‑management practices for mechanical and ventilation systems.
- Conduct tours, inspections, and generate reports regularly.
- Support WHMIS and environmental health & safety program improvements.
- Respond to emergencies (power outages, equipment failures, life‑safety alerts) and participate in drills.
- Deliver exceptional customer service to tapered, contractors and vendors.
- Perform scheduled preventive maintenance using Angus PM system and address ad‑hoc repairs.
- Ensure compliance with corporate OH&S, environmental, sustainability, and property‑management policies.
- Track work schedules, complete annual compliance testing, and maintain operator logs and checklists.
- Manage tenant work orders through Angus TR system, ensuring satisfaction.

- Minimum 2 years commercial high‑rise property management experience.
- Strong knowledge of HVAC, plumbing, electrical, BAS and life‑safety systems.
- 5th Class Power Engineer’s Certificate of Competency.
- Valid driver’s licence.
- Collaborative, team‑oriented mindset with strong troubleshooting skills.
- Hands‑on mechanical ability and passion for sustainability and energy management.
- Availability for a 3‑week on‑call rotation and short‑notice after‑hours shutdowns.
