Development Manager - Entitlements/Due Diligence

Description

• Lead and coordinate due‑diligence activities with internal teams and external consultants for potential site acquisitions across the Americas.
• Provide technical input to the Acquisitions team for market evaluations and review seller‑provided materials for accuracy and viability.
• Evaluate geotechnical investigations, environmental site assessments, and zoning/entitlement requirements for new data‑center projects.
• Work with the pre‑construction team to define scope of work based on due‑diligence findings.
• Direct land‑use attorneys, civil engineers, environmental firms, and other consultants to assess risks and permit timelines.
• Manage third‑party environmental and geotechnical consultants to ensure timely, accurate reporting.
• Synthesize inputs from design, construction, development, and legal teams to create comprehensive development schedules.
• Present findings, risks, and recommendations to senior leadership using due‑diligence trackers and Gantt charts.

Requirements

Colliers Project Leaders seeks dynamic, driven individuals with architecture, engineering, or construction backgrounds to join a growing portfolio of large‑scale capital projects serving private and public clients across multiple sectors in the US. Ideal candidates desire to lead successful programs, improve the built environment for clients, and grow their careers within a supportive team.

• 5–10 years of experience in front‑end site development, design, construction, or technical due diligence, preferably in data‑center or industrial real estate.
• Proven ability to lead cross‑functional due‑diligence efforts for large‑scale infrastructure projects and strong knowledge of zoning, permitting, utility coordination, and environmental review processes.
• PMP, PE, or similar certification is a plus; strong organizational, project‑management, and communication skills.
