The Lead Operating Engineer is responsible for ensuring efficient operation and maintenance of mechanical, electrical, and plumbing systems at the assigned facility. This role often serves as the sole engineer on site and may supervise maintenance staff depending on the building's size and complexity.
Key responsibilities include conducting daily operations and maintenance of building systems, performing preventive maintenance tasks such as filter changes, motor lubrication, and equipment inspections, and coordinating work with outside contractors. The Engineer must also manage inventory, respond immediately to emergencies, and compile monthly operation reports for management.
Candidates must have a High School Diploma or GED, with a preference for graduates of apprenticeship programs or trade schools. At least three years of related trade experience operating mechanical, electrical, and plumbing systems in a commercial property setting are required.
Required qualifications include appropriate trade licenses (e.g., Journeyman or Master Electrician, Operator’s License), EPA Section 608 certification for refrigerants, a valid driver's license, and basic computer skills in Outlook, Excel, and Word. Knowledge of HVAC, boilers, pumps, refrigerant systems, and energy management is essential.
