The Porter maintains the cleanliness and curb appeal of the community, ensuring that common areas, amenities, and exterior spaces meet high standards. Responsibilities include trash removal, light maintenance tasks, and assisting with apartment turnover preparation, all of which contribute to resident satisfaction.

• Maintain cleanliness and curb appeal of property, including grounds, pools, spas, parking lots, breezeways, and common areas.
• Ensure amenities are clean, functional, and safe at all times.
• Assist in unit turn process by removing items left by previous residents.
• Deliver notices, manage trash removal, and promptly address debris or hazards.
• Provide emergency and on‑call maintenance support as needed.
• Support the team with other duties to maintain resident satisfaction and property standards.

Requirements

Ideal candidates have prior experience in groundskeeping, janitorial, or maintenance work and can work outdoors in varying weather conditions. They demonstrate strong attention to detail, a proactive approach to upholding company standards, and the physical ability to lift and carry supplies ranging from constant light loads to occasional heavier items.

• Work independently while following company standards, showing attention to detail and commitment to resident satisfaction.
• Prior experience in groundskeeping, janitorial, or maintenance preferred.
• Ability to work outdoors in various weather conditions.
• Strong attention to detail and proactive approach to maintaining standards.
• Physical ability to lift/carry supplies: occasional 25‑75 lb, constant 1‑25 lb, rare >75 lb.
