Description

Key duties include routine landscaping, exterior upkeep, equipment maintenance, custodial tasks, and participation in an emergency standby schedule for evenings, weekends, and holidays. Daily verbal and written communication with the supervisor and timely reporting of any unusual circumstances are required.

• Follow OSHA standards and company safety policies at all times.
• Complete a hazard assessment before starting any task.
• Perform lawn care: mowing, trimming, fertilizing, raking, weeding, and reseeding.
• Maintain shrubs, small trees, and flower beds; apply insecticides as needed.
• Paint building exteriors and maintain fences, gates, and pool areas.
• Collect litter, clean exterior light fixtures, and replace bulbs.
• Perform routine maintenance on all equipment per manufacturer guidelines.
• Pressure‑wash walkways, breezeways, and pool areas; keep chairs and trash receptacles tidy.
• Participate in standby emergency coverage for evenings, weekends, and holidays.
• Report unusual property, coworker, or resident conditions promptly.
• Wear required uniform and maintain a professional appearance.
• Secure storage areas and ensure adequate lighting at all times.
• Assist with custodial duties such as sweeping, mopping, vacuuming, and window cleaning.
• Read and follow handwritten or printed work orders and complete related reports.
• Safely lift and carry up to 50 lb, move appliances with a hand truck, and use hand and power tools.
• Ascend/descend ladders unassisted and access all areas of the property in various conditions.

Requirements

Under the supervision of the Maintenance Supervisor, the Porter maintains the community grounds in an attractive condition while consistently adhering to OSHA standards and company safety policies. The role demands excellent attendance, strong communication skills, the ability to build lasting business relationships, and a professional demeanor.

Candidates must communicate clearly in English, both verbally and in writing, follow handwritten or printed work orders, and possess limited computer literacy. A government‑issued ID or driver’s license is required, and a high school diploma or equivalent is preferred, with prior experience considered an asset.

The position involves physical demands such as lifting up to 50 lb, using hand and power tools, climbing ladders, and working in various weather and chemical conditions. Specific vision abilities—including close, distance, color, peripheral, depth perception, and focus—are mandatory.

Benefits
