Project Developer/Estimator

Description

• Manage subcontractor and vendor bidding, ensuring accurate and competitive pricing.
• Lead the preconstruction process, including site visits, feasibility studies, value engineering, and detailed budgeting.
• Develop preliminary design schedules and coordinate permitting with municipalities.
• Work closely with the production team to ensure seamless handoff before construction begins.
• Build strong, trusting relationships with clients, vendors, trade partners, and the Tectonic team.
• Maintain detailed scopes of work, cost breakdowns, and proposal presentations for client approval.
• Communicate with clients during the preconstruction phase, setting clear expectations for scope, budget, and timeline.
• Track and document all preconstruction activities in Buildertrend.
• Collaborate with designers and architects to align design concepts with client budgets and construction feasibility.

Requirements

• Highly organized, detail-oriented, and able to manage multiple projects at once.
• Proven track record of creating accurate, detailed budgets and written scopes of work.
• Proficiency with take-off software (Stack or similar).
• Strong knowledge of residential building codes and construction processes (GC license a plus).
• 6+ years of residential construction experience as a Project Developer, Estimator, or Preconstruction Manager (projects $1M+).
• Excellent analytical, problem-solving, and communication skills.
• Expert-level Buildertrend user.
• Collaborative, proactive, and adaptable -- with the ability to work cross-departmentally.
