The Building Operator Level 3 (BO3) provides essential operational support for a portfolio of industrial properties, handling hands‑on building care such as inspections, maintenance, and minor repairs to keep sites clean, safe, and functional. Working with a high degree of independence, the BO3 uses sound judgment to resolve day‑to‑day issues and escalates work that requires licensed trades or external contractors. The role also supports tenant satisfaction by ensuring building readiness and operational continuity.
Key duties include regular inspections of exteriors, common areas, vacant units and mechanical spaces, performing minor interior and exterior repairs, and executing preventative maintenance tasks. The BO3 maintains cleanliness in mechanical rooms, assists BO2s and property management with inspections, supports lease‑hold improvement reviews, and participates in environmental, health and safety inspections. Detailed documentation of work, inspections and maintenance activities is required, along with frequent communication with BO2s, the Operations Manager, and property‑management teams. The position also involves an on‑call rotation (two weeks on, four weeks off), mentoring summer students or interns, and other duties as needed.
Candidates must have strong mechanical aptitude, hands‑on experience with minor repairs, and the ability to read basic building drawings, equipment manuals and safety documentation. Familiarity with HVAC, plumbing and electrical systems, proficiency in platforms such as SharePoint, Brightly, Yardi, Angus and mobile safety apps, and excellent organizational and communication skills are essential. A valid driver’s licence, reliable vehicle for multi‑site travel, and the physical ability to walk large sites, climb ladders and lift items are required. Commitment to safety, regulatory compliance and collaborative teamwork is expected.
The annualized base salary for this role ranges from $60,000 to $66,000, complemented by a competitive total rewards package that may include a performance‑based incentive plan, comprehensive health and dental benefits, a pension plan and paid time off.
