The Community Manager is responsible for the day‑to‑day operations of an assigned property, leading the on‑site team and managing resources to meet budgeted financial and operational goals. The role ensures compliance with company policies, Fair Housing, ADA, Fair Credit Reporting, and other applicable laws governing multifamily housing. Success is measured by the property’s financial performance, resident satisfaction, and adherence to standards.
Key duties include developing and managing the property budget, analyzing financial statements, and forecasting performance. The manager sets rent rates, oversees timely rent collection, prepares monthly financial reports, and approves vendor invoices while verifying insurance and coding charges correctly. Lease administration responsibilities encompass approving applications, renewals, inspections, evictions, and collecting allowable fees. The manager also monitors market trends, implements leasing strategies, resolves resident concerns, and conducts regular property inspections to maintain safety, cleanliness, and overall appeal.
In addition to operational tasks, the Community Manager recruits, hires, orients, and trains property staff, overseeing performance in line with company values and policies. The role maintains strong client/owner relationships by providing property tours, performance updates, and responsive communication to owner requests.
The position requires the ability to stand, walk, climb ladders, lift up to 25 lb unaided (or 50 lb with help), and work in all weather conditions. Travel may be needed to support other properties or attend training, and the schedule includes flexible hours with on‑call responsibilities during evenings, weekends, and holidays.
Compensation includes a salary range of $75,000 to $78,000, with eligibility for quarterly or annual bonus programs based on individual and company performance.
