Make Ready

Description

The Make Ready Technician prepares vacant apartments for re‑leasing by completing turn‑over tasks while adhering to quality standards. This role ensures units are ready for new residents quickly and efficiently.

• Follow the make‑ready checklist to complete repairs and improvements before resident move‑in as directed by the supervisor or manager.
• Inspect sheetrock, perform repairs, caulk and seal windows, sinks, toilets, bathtubs, and showers, and apply touch‑up paint.
• Maintain an inventory of supplies and equipment needed for make‑ready tasks.
• Reduce expenses by fixing rather than replacing parts and minimizing waste of supplies.
• Assist with property curb appeal by picking up trash, pressure‑washing, general cleaning, and painting as needed.
• Comply with safety and risk‑management policies by attending safety meetings, OSHA training, and reporting accidents promptly.
• Deliver high‑level customer service by treating residents with respect and completing work efficiently and urgently.
• May be required to push or pull items and reach overhead.
• May occasionally need to lift or carry items weighing up to 25 pounds.

Requirements

• High school diploma or equivalent.
• At least one year of experience in maintenance or a related field (preferred).
• General knowledge of skilled trades, including construction/installation, repair, maintenance, drywall, basic carpentry, and make‑ready processes.
• HVAC experience is a plus but not required.
• Ability to work efficiently and meet deadlines.
• Good organizational skills and attention to detail.
• Must be able to walk, stand, climb stairs or ladders, and access various areas of the property.
• May be required to bend, stoop, or kneel.
• May require hand and finger dexterity to grasp tools.
• Must be able to see to perform inspections and read computer screens.
• Must be able to hear and understand verbal communications in person, on the phone, or via computer.
• Must be able to operate a computer, keyboard, mouse, and other office equipment.
