The Leasing Associate drives leasing activities, markets properties, and nurtures positive resident relationships. Responsibilities include conducting tours, processing applications, finalizing leases, and acting as the landlord on behalf of property owners.
- Respond to telephone and internet inquiries to schedule virtual, self‑guided, and in‑person tours.
- Greet and qualify prospects using Lead Management Software, assist with applications and deposits while adhering to Fair Housing requirements.
- Maintain an updated availability report, process applications with credit checks and rental‑history verification, and submit for Community Manager approval.
- Follow up with applicants on their status.
- Show apartments, close sales, prepare units for move‑ins, obtain signatures, and provide community orientation.
- Maintain an active social media presence for the property to boost visibility and engagement.
- Promote resident satisfaction and retention by promptly addressing complaints, questions, and service issues.
- Conduct all functions necessary to close the sale, including appointments, lead generation, tours, showroom maintenance, and follow‑up.
- Utilize marketing strategies within budget to drive traffic (competitive rates, referrals, promotions, locators, outreach).
- Secure resident retention by planning events, attending after‑hours functions, and acting as host as needed.
- Complete paperwork for leases, move‑ins, check‑outs, and peak periods promptly.
- Attend weekly and daily goal‑setting meetings as appropriate.
- Collaborate with the maintenance team to ensure prompt resident service request completion per company standards.
