Tasks
-Abstraction of new and modified lease contracts into lease administration database including calculating lease payments, abstracting critical clause data into database, highlighting relevant clauses for ongoing compliance -Identification and implementation of key lease administration SOP’s and operational baselines -Support integration of M&A leases into the portfolio including collecting all pertinent legal paper trails, vendor set up forms, and W-9s pre- and post-closing. -Review of all landlord invoices against lease requirements -Work closely with 3rd party brokers, legal, accounting, tax, insurance, operations, FP&A, field leadership and other stakeholders and partners within and without the business to support the needs of the organization as it pertains to the real estate portfolio -Communicate with landlords and other stakeholders as required on rent commencements, renewals, lease assignments or other items as needed -Draft documents such as formal notice letters to landlords, Letters of Commencement (LCDs), Estoppels and more. -Ownership of the rent roll review and variance review process in cooperation with lease accounting to ensure accuracy of rent payments on regular and timely basis -Investigate requests from third parties on a variety of issues related to landlord disputes, violations, condemnations, lender requests, etc. Determine best course of action and provide recommendations for a resolution. -Resolve landlord and lease-related disputes/issues; facilitate landlord approvals or escalations to legal as needed -Review estoppels and SNDAs or other requests from Landlords in a timely manner -Implementation of key lease compliance and portfolio management tracking processes -Analyze, interpret, abstract, and audit lease agreements and underlying legal documents for accuracy and compliance, ensuring all lease documentation conforms to negotiated business points and the company’s operational and legal standards. -Ensure accuracy and comprehensiveness of records in lease administration database -Lead annual NNN reconciliation efforts and desktop audits

What You Bring
-Strong written and verbal communication skills and ability to work effectively with people at all levels of the organization -Familiarity with full cycle lease administration and lease accounting software -Strong analytical, problem-solving, and communication skills -Working knowledge of commercial real estate leases and lease accounting -7+ years of experience in tenant or landlord commercial lease administration (industrial lease experience a plus) -Experience in managing 3rd party lease administration programs a plus -Strong process orientation with excellent organization skills, thorough attention to detail (natural propensity to get into the details) and ability to prioritize multiple competing projects and deadlines
