The Leasing Associate coordinates the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals. Responsibilities include leasing new residents, ensuring resident satisfaction throughout the lease term, and securing lease renewals.
- Perform sales and leasing activities to meet revenue and occupancy goals, including greeting prospects, touring, processing applications, credit and background checks, and preparing lease packages.
- Inspect apartments before move‑in, ensure they are ready, and schedule any needed maintenance tasks.
- Monitor market and competitor conditions, develop short‑ and long‑term marketing plans, and follow community policies on concessions and specials to boost occupancy.
- Design and execute marketing initiatives such as resident referral programs, employer outreach, and online advertising on platforms like Craigslist and Facebook.
- Utilize property management software (e.g., OneSite, Yardi) to track availability, record leasing activity, manage resident data, and capture demographic information.
- Maintain show unit quality by daily inspections, coordinating maintenance, merchandising, and preparing the leasing office for activity.
- Follow up with prospects and new residents via email, thank‑you notes, cards, or calls to ensure satisfaction and finalize lease decisions.
- Support lease renewal efforts by preparing renewal letters, contacting residents before move‑out, and ensuring documents are signed on time.
- Respond promptly and courteously to resident and owner concerns, taking action to resolve issues or route requests to the appropriate party.
- Maintain a valid driver’s license to operate a golf cart on the property.

The role requires standing, walking, and bending for extended periods, as well as lifting up to 25 lb independently or 50 lb with assistance. Work may be performed indoors and outdoors in all weather conditions, and occasional travel may be needed. Flexibility is required, including on‑call duties during evenings, weekends, and holidays.

Benefits
Hourly pay ranges from $22.00 to $24.00, with additional compensation based on experience, location, and performance.
