The Maintenance Level 2 is responsible for daily maintenance needed to turn units, complete work orders, and perform monthly preventative maintenance as directed by the Property Manager.
- Perform work orders promptly to promote customer satisfaction.
- Conduct monthly preventative maintenance on all units.
- Coordinate with the property manager to ensure timely vendor services.
- Verify unit readiness for rent.
- Schedule and execute maintenance for interior units and exterior property areas.
- Keep maintenance shop and related areas OSHA‑compliant.
- Use appropriate tools and equipment for daily tasks.
- Follow lock‑out/tag‑out safety procedures.

Physical Requirements / Working Conditions: The role involves continuous standing, walking, bending, lifting up to 100 lb, and frequent face‑to‑face customer interaction. Flexibility for nights and weekends is required, and employees must adhere to uniform and hygiene policies while working in various environments including cramped, dirty, dusty, hot or cold conditions.
- Minimum three years’ experience as a maintenance engineer.
- Possess own maintenance tools.
