The Maintenance Technician II at Mira Monte Apartment Homes in San Diego, CA, supports the upkeep and functionality of residential properties. Reporting to community management, the role focuses on preserving assets and delivering a high‑quality living environment for residents.
The technician performs routine and preventive maintenance on essential building systems, repairs interior and exterior property features, and prepares vacant units for new residents by painting, cleaning, and fixing damaged components. Regular inspections of common areas and building systems are conducted to proactively address maintenance needs, while a preventive maintenance schedule helps minimize equipment failures. Emergency requests such as plumbing leaks, electrical outages, and HVAC malfunctions are handled urgently, and the role includes on‑call duty covering evenings, weekends, and holidays. Safety regulations and building codes are followed, inventory of tools and supplies is maintained, and all work is documented using property management software.
Candidates must have a high school diploma or GED and at least two years of experience in property maintenance or facilities management, with HVAC and/or CPO certification preferred. Strong knowledge of electrical, plumbing, and appliance repair, as well as familiarity with environmental hazards like asbestos and mold, is required. The position demands fast‑paced indoor and outdoor work, frequent multitasking, and regular interaction with residents, vendors, and staff, along with a five‑day onsite schedule that includes weekend coverage and on‑call availability. Physical requirements include lifting over 50 lb, standing, walking, bending, and occasional operation of heavy machinery.
Compensation ranges from $24.50 to $33.50 per hour, with new hires typically starting between $24.50 and $29.09.
