Description

Key duties include practicing safety standards, completing hazard assessments, daily watering of potted plants, and performing lawn and garden care such as mowing, trimming, fertilizing, weed removal, and insecticide application. Additional responsibilities may involve maintaining watering and drainage systems, turning soil, reseeding lawns, painting exteriors, litter pickup, exterior lighting upkeep, fence and gate maintenance, pool care, inventory control, emergency maintenance, fire watch, equipment maintenance, pressure washing, and assisting with custodial tasks.

• Practice OSHA standards and company safety policies daily.
• Complete hazard assessment forms before starting tasks.
• Perform lawn and garden care such as mowing, trimming, fertilizing, weed removal, and insecticide application.
• Maintain watering and drainage systems, turn soil, and reseed lawns as needed.
• Paint building exteriors, pick up litter, and clean exterior light fixtures.
• Install and maintain fences, gates, and pool equipment.
• Conduct inventory control and upkeep of grounds equipment and supplies.
• Respond to emergency maintenance situations, including fire watch and after‑hour calls.
• Perform scheduled equipment maintenance per manufacturer recommendations.
• Pressure‑wash walkways, keep pool area clean, and ensure trash receptacles are emptied.
• Participate in standby emergency coverage for evenings, weekends, and holidays.
• Maintain professional uniform, secure storage areas, and ensure adequate lighting.
• Assist with custodial duties such as sweeping, mopping, vacuuming, and window cleaning.

Requirements

Under the supervision of the Maintenance Supervisor, the Porter maintains the community grounds in an attractive condition while consistently adhering to OSHA standards and company safety policies. The role demands excellent attendance, strong communication skills, the ability to build lasting business relationships, and a professional demeanor.

The Porter must communicate clearly in English, read and follow work orders and manuals, work within time constraints, and be willing to accept varied tasks. Limited computer literacy is acceptable, and a government‑issued ID or driver’s license is required when needed.

A high school diploma or equivalent is preferred, as is prior grounds‑keeping experience. Physical requirements include safely lifting up to 50 lb, moving large appliances with a hand truck, using hand and power tools, climbing ladders, tolerating exposure to chemicals and weather, and performing prolonged walking, standing, bending, and climbing while possessing full vision capabilities.

• Communicate verbally and in writing with supervisors and report unusual conditions.
• Possess a high school diploma or equivalent (preferred) and prior grounds‑keeping experience.
• Meet physical requirements: lift up to 50 lb, use hand tools, climb ladders, and work in varied weather conditions.

Benefits

This entry‑level, part‑time Porter position is located at the Promenade at Grande Park in Weeki Wachee, FL, working up to 30 hours per week on day shifts for a salary of $16.00 per hour. No specific education is required, and travel is not applicable.
