Assistant Community Manager

Description

The Assistant Community Manager supports the Community Manager in overseeing daily operations, financial performance, leasing, maintenance, staff supervision and risk management, ensuring compliance with policies, safety standards and fair‑housing regulations.

• Post payments and income accurately and timely for all residents and applicants.
• Process, reconcile and report daily accounts receivable.
• Monitor bad debt, issue late notices, contact residents/guarantors and coordinate evictions.
• Help the property meet budgeted revenue, expenses and NOI targets.
• Post resident charges, utility bill‑backs, and manage end‑of‑month closing procedures.
• Audit resident files and handle move‑out charges, statements and security‑deposit refunds.
• Attend on‑site daily and supervise staff attendance.
• Screen, hire, train, coach and develop onsite personnel using company standards.
• Provide ongoing training, counseling and performance guidance to maintain compliance.
• Foster a harmonious work environment and enforce company policies.
• Guide staff leasing techniques to secure lease signings and maintain accurate records.
• Execute marketing strategies per the annual plan.
• Address resident complaints and requests to maintain satisfaction.
• Develop resident‑retention programs such as events, promotions and newsletters.
• Show, lease and move in prospective residents effectively.
• Deliver excellent customer service and monitor maintenance request response times.
• Conduct regular property inspections to ensure timely repairs and appearance.
• Oversee business functions related to operations and resource utilization.
• Obtain vendor bids, manage supplies economically and resolve service issues.
• Remain standing or seated for long periods; perform repetitive hand motions.
• Move throughout the property, climb ladders or stairs, lift up to 25 lb and operate equipment.

Requirements

• High school diploma required; bachelor’s degree or two years housing‑industry experience preferred.
• Proficient with on‑site software and basic computer skills.
• Knowledge of Fair Housing Laws and OSHA regulations.
• Work overtime, weekends or nights as needed; tolerate various weather and temperature conditions.

Benefits

Compensation ranges from $20 to $22 per hour plus a total rewards package that includes medical, dental, vision, life, disability insurance, 401(k) matching, performance bonuses, paid sick leave and holidays; the role may require overtime, weekends and physical tasks such as lifting up to 25 lb and navigating various site conditions.
