Service Supervisor - Louisville, KY

Description

The Maintenance Technician oversees and performs technical and mechanical work to keep buildings, grounds, amenities, and common areas clean, safe, and functional according to Greystar standards.

• Manage resident work orders and routine upkeep, diagnosing issues and performing repairs per policies and codes.
• Coordinate “make‑ready” process for vacant units, including inspections, punch lists, vendor scheduling, and final quality checks.
• Set and enforce cleanliness and appearance standards for grounds, amenities, exteriors, interiors, and common areas.
• Inspect work of team members and contractors to ensure compliance with policies, quality standards, and specifications.
• Maintain inventory of spare parts and supplies, ordering materials with the Community Manager while staying within budget.
• Perform monthly preventative maintenance as outlined in company procedures.
• Implement cost‑control measures by repairing rather than replacing parts and minimizing waste of materials and tools.
• Lead safety meetings, keep MSDS sheets current, and ensure compliance with OSHA and other safety regulations.
• Provide respectful customer service, promptly addressing resident inquiries, complaints, and work‑order assignments.

The position pays $26.00–$30.00 per hour, with additional compensation based on business needs, experience, skills, and location. Eligible employees may participate in quarterly or annual bonus programs, with onsite roles also qualifying for weekly, monthly, or quarterly bonuses.
