Construction Superintendent

Description

• Forecast needed resources (manpower, equipment and materials) from start to finish with attention to budgetary limitations
• Maintain good relations with all city officials, owners, personnel, and subcontracted trades and suppliers
• Coordinate subcontractors, performing quality control and safety checks and providing on-site direction when preparing construction sites
• Ensure adherence to all health and safety standards and report issues
• Evaluate progress and prepare detailed reports as required from internal and third party authorities
• Maintain a daily log for the job site’s operations, reporting to management as necessary
• Ensure that all local, state, and national building codes and regulations and safety precautions are followed
• Plan all on site construction operations and schedule intermediate phases to ensure deadlines will be met
• Review all construction documentation, owner building standards and finish schedules to execute on site
• Provide value engineering options throughout the course of construction to provide efficiencies and cost saving options
• Collaborate with internal and external teams to coordinate project schedules and sequence
• Use scheduling software to update schedules, track progress, and document project progression
• Assist in site preparation for early access to leasing teams and marketing teams to promote the timely delivery of the project to future tenants
• Build confidence in owners and developers in anticipation of continued project opportunities.

Requirements

• A demonstrated understanding of multifamily construction means and methods
• Well organized and ability to forecast all upcoming scopes of work for timely completion
• BS Degree in Construction Management or related field
• Microsoft Office suite to include Excel, PowerPoint, Word, Outlook
• Ability to work a flexible schedule, understanding that your scheduled workdays may vary according to staffing and project needs
• Ability to perform the physical functions of the position, which may include, but are not limited to: ability to walk property, including up to 7 flights of stairs, to complete physical inspections.
• Ability to organize and manage multiple priorities within established deadlines.
• Knowledge of current building codes and ADA laws.
• Maintain neat, well-groomed, professional appearance.
• High integrity – trusted, direct, truthful. Embodies confidence and admits mistakes.
• Ability to work independently leading a small team overseeing the entire construction life cycle
• Experience in alternative building methods and value engineering
• Adjust to changes in on site operations as necessary to best meet construction deadlines
• Procore construction management software
• Ability to read and interpret architectural, structural, civil, and MEP trade drawings
• Microsoft Project scheduling software
• 5+ years of on site supervision experience in multifamily residential new building construction
• Experience with site construction, precast, wood framing, MEP trades, and interior finishes
• High school diploma or GED with 5-10 years of related experience
