- Responsible for make ready turn processes for all vacant units. Including scheduling, ordering, performing or supervising maintenance, supervising vendors and final quality inspections.
- Conducts apartment and property inspections regularly.
- Responsible for inventory control, keeps a detailed inventory list, and orders supplies and parts every week.
- Responsible for maintenance shop, maintaining adequate stock, keeping it organized, safe, and clean.
- Works closely with the Property Manager and Regional Maintenance Supervisor regarding property maintenance, staff, and training.
- Provides excellent customer service to residents, prospective residents, and co-workers.
- Maintain property exteriors including buildings, trash enclosures, curbs, carports, sidewalks, parking lots and garages.
- Performs monthly preventive maintenance inspections and repairs to ensure smooth and safe day-to-day operations.
- Manages the occupied service request process, ensuring quality control and timeliness.
- Oversee required occupied work order and make ready documentation and management.

- Working knowledge of Microsoft Office software (Outlook, etc.) and a willingness to learn new software.
- High school diploma
- Previous experience implementing a preventive maintenance program.
- Universal HVAC certification required
- Minimum of 3-years residential property maintenance experience
- Strong customer service orientation
- Able to work after business hours as necessary for emergency calls and maintenance emergencies.
