Preconstruction Manager

Description

• Stay informed on market trends, material pricing, labor conditions, and emerging technologies to enhance estimating accuracy and planning quality.
• Lead all pre-construction efforts; oversee budgeting, conceptual and detailed estimating, scope development, and early-stage project planning.
• Collaborate with project managers and superintendents to support a smooth handoff from pre-construction to operations.
• Support project teams through value engineering processes; recommend cost-saving alternatives, constructability improvements, and risk mitigation measures.
• Coordinate closely with owners, architects, engineers, and internal operations teams to clarify design intent; ensure all project requirements are fully understood and documented.
• Maintain strong working relationships with subcontractors, suppliers, and industry partners to ensure accurate pricing and reliable market intelligence.
• Develop comprehensive project schedules, cost models, procurement strategies, and logistical plans to guide the transition into construction.
• Conduct site assessments, due diligence reviews, and feasibility studies to evaluate constraints, risks, and opportunities.
• Prepare presentations and deliverables for internal leadership and client meetings; contribute to project proposals and RFP responses.
• Manage the design and pre-bid process; prepare bid packages, solicit subcontractor pricing, analyze proposals, and lead pre-bid meetings.
• Ensure all pre-construction procedures align with company standards, safety requirements, and best practices.
• Participate in design meetings; provide feedback on materials, systems, sequencing, and overall project methodology.

Requirements

We are seeking an experienced and driven Pre-Construction Manager to lead all pre-construction activities for commercial, industrial, and multifamily projects throughout the Dallas market. This role is critical to setting each project up for success; the ideal candidate will bring deep experience in estimating, budgeting, scheduling, value engineering, and client collaboration. You will work closely with owners, architects, engineers, subcontractors, and internal project teams to ensure that every project is fully planned, clearly defined, and ready for seamless execution.

• Proficiency with construction management software such as Bluebeam, Procore, PlanGrid, On-Screen Takeoff, Sage, or similar platforms.
• Proven ability to read and interpret plans, specifications, and engineering documents.
• 5+ years of experience in pre-construction, estimating, or project management within commercial, industrial, or multifamily construction.
• Excellent communication, leadership, and negotiation skills; comfortable leading meetings with clients, design teams, and subcontractors.
• Detail-oriented, analytical, and highly organized with a proactive and collaborative mindset.
• Strong technical understanding of construction means and methods, cost structures, materials, and scheduling.
• Ability to manage multiple projects, deadlines, and priorities in a fast-paced environment.
• Strong skills in Microsoft Office Suite, especially Excel and Project.
