Community Manager

Description

The Community Manager oversees day‑to‑day property management operations, ensuring maintenance excellence, enhancing property value, and meeting community objectives set by the Regional Director. This role manages on‑site teams, financials, resources, and activities, optimizes rent levels, occupancy rates, and asset preservation, and trains the Assistant Community Manager to assume duties when needed.

• Collaborate with Regional Director to develop and manage annual community budgets.
• Partner with DOIs and Business Managers to complete required financial duties.
• Monitor budget adherence, addressing monthly variances as needed.
• Maintain full property occupancy and meet budget and sub‑market occupancy goals.
• Use Apartment Snapshot to evaluate KPIs, identify improvement areas, and implement changes.
• Coordinate with Service Manager, vendors, and contractors, overseeing billing, vendor relations, and insurance certificates.

Requirements

• High School diploma or GED required.
• Minimum 1+ year supervisory or Assistant Community Manager experience.
• Preferred 3+ years property management experience.
• Knowledge of resident/eviction laws and YARDI property management software preferred.
• Strong oral and written communication and organizational skills.
• Ability to delegate, solve problems; CAM certification preferred.
• Pass criminal background check; hold a valid driver’s license with insurance or reliable transportation.
• Complete Wonderlic pre‑employment assessment if qualifications are met.
