Description

The Community Manager reports to the Regional Manager and is accountable for the overall on‑site operation of a housing community, covering personnel, leasing, maintenance, financial, administrative and risk‑management functions.

• Recruit, hire, train, coach, and schedule on‑site staff while managing performance issues and ensuring compliance with company policies.
• Maintain daily on‑site presence and lead emergency response efforts to protect residents, staff and property.
• Develop annual operating budgets, monitor rent collections, vendor invoices, and produce accurate financial close‑out reports to maximize net operating income.
• Create and implement yearly marketing and leasing strategies, conduct showings, process lease agreements, and address resident complaints to drive occupancy and retention.
• Design resident‑engagement programs such as events, promotions and newsletters to enhance satisfaction and loyalty.
• Oversee maintenance operations, conduct regular property inspections, coordinate repairs, renovations, and vendor contracts, and ensure timely completion of work orders.
• Ensure all administrative and leasing reports are accurate, complete and submitted on schedule.

Requirements

• Require a high school diploma (Bachelor’s degree preferred) with 1–4 years of housing industry experience; CAM or ARM certification is advantageous.
• Possess basic computer proficiency and knowledge of Fair Housing Laws and OSHA regulations.
• Meet physical demands including standing for long periods, lifting up to 25 lb, climbing ladders, and working overtime, weekends or nights for emergencies; reliable transportation is required.

Benefits
