Assist with inspection, monitoring, and control of life safety equipment, including fire alarms, sprinkler systems, hydrants, standpipes, and fire doors.
Perform minor repairs and adjustments to equipment as required.
Operate and inspect building systems daily, including HVAC, mechanical, electrical, telecommunications, life safety, and lifting devices.
Record make-up water meter readings and utility consumption.
Coordinate with Security, contractors, and monitoring companies during system draining, refilling, and testing.
Test run emergency generators as scheduled.
Monitor and adjust the Building Automation System (BAS) to optimize efficiency.
Assist contractors with scheduled inspections, testing, and repairs.
Monitor chilled, condenser, steam, and hot water systems; record and verify pressure and temperature readings.
Maintain logs of daily activities and system performance.
Assist in the maintenance of wet and dry sprinkler systems.
Perform minor building repairs (plumbing, electrical, carpentry, furniture, doors, etc.).
Assist with daily water and chemical testing of fluid systems and maintain accurate records.
Conduct seasonal start-up/shutdown of heating systems, chillers, and cooling towers, including winterizing and anti-freeze treatments.
Change filters, clean return air grills, and complete minor maintenance tasks on air-handling systems.

A valid driver's license, clean driver’s abstract, and access to a reliable vehicle.
High School Diploma or GED equivalent required.
5th Class Power Engineering Certificate required.
Minimum 3 years of hands-on building operations experience.
Ability to work outside of normal business hours and be part of the On Call Rotation.
Must complete & pass a criminal record check.
Project management experience is considered an asset.
Familiar with WHMIS, Occupational Health & Safety regulations, and building code compliance.
Knowledge of building operations best practices and familiarity with BMS systems (Johnson Controls (Metasis) TRANE, Siemens, Honeywell).
