The Community Manager is the on‑site leader responsible for the full‑scope operation of a housing community, reporting to the Regional Manager. This role encompasses personnel management, leasing, maintenance, financial oversight, administration, and risk management to ensure compliance with company policies, safety standards, and fair‑housing regulations.
Key operational duties include hiring, training, coaching, and scheduling staff; monitoring performance and addressing issues in accordance with HR guidelines; developing annual budgets, tracking rent collections, reconciling vendor invoices, and maximizing net operating income. The manager also creates and executes marketing and leasing strategies, handles resident complaints, implements retention programs, oversees maintenance and emergency response, and ensures accurate reporting and property appearance.
Candidates must have at least a high school diploma (a bachelor’s degree is preferred) and several years of housing‑industry experience; CAM or ARM certification is a plus. Proficiency with property‑management software and basic computer skills is required, as is knowledge of Fair Housing laws and OSHA requirements.
The position demands regular on‑site presence, the ability to work overtime, weekends, and on‑call emergencies, and physical capabilities such as lifting up to 25 lb, navigating ladders and confined spaces, and handling outdoor conditions. Reliable personal transportation is required to respond to emergency calls.
Compensation ranges from $75,000 to $80,000 annually and includes a comprehensive total rewards package: medical, dental, vision, life, accidental and disability insurance; 401(k) with employer match; commission and performance bonuses where applicable; paid sick days and company holidays.
