The Maintenance Supervisor reports to the Property Manager and provides guidance to Maintenance Technicians and Porters, as all maintenance positions report to the Property Manager. This role is responsible for the maintenance, repair, and cleanliness of multiple apartment buildings, which may include various locations and building types. The supervisor ensures that assigned properties meet the company's and industry's standards of excellence. Pay ranges from $30 to $32 per hour, depending on experience.
Daily duties include performing administrative tasks for about 30 minutes each morning, such as online training, reviewing updates, scheduling vendors, and ordering parts. The supervisor ensures all service requests are accurately logged and addressed promptly using the company's mobile maintenance app, while leading the maintenance staff in diagnosing and repairing HVAC, electrical, plumbing, pool, carpentry, drywall, and appliance issues. They also oversee painting, cleaning, and preparing buildings, grounds, common areas, and vacant units per guidelines, and manage the make‑ready process to turn units within five business days. Additional responsibilities involve monthly preventative maintenance, preparing for inspections, snow removal, assisting with budgeting, and maintaining a safe, organized work environment.
Required qualifications include a high school diploma or GED, three years of experience overseeing maintenance teams, a valid driver’s license, an insured vehicle, and the ability to travel between properties. The candidate must obtain a company‑provided EPA certification within six months of employment. Preferred credentials are an EPA 608‑Universal certification and a CAMT certification.
The role demands flexible hours, the ability to travel by plane and automobile, and on‑call after‑hour emergency service, with staff required to live within a minimum distance of the community. Physical requirements include climbing stairs, using elevators, bending, squatting, reaching overhead, and lifting typical maintenance loads. Hands‑on repair and maintenance work constitute the majority of duties.
