Respond, prioritize, complete, and follow-up on customer service requests per Company policy. Utilize work order system per Company policy.
Perform fire pump(s) and/or emergency generator(s) run tests as required.
Perform or assist with installation replacement or repair of building equipment/systems as directed.
Comply with Company policies, procedures and directives.
Perform repair and replacement of electrical receptacles, switches, sensors, lamps, ballasts, and fixtures.
Perform repair and replacement of plumbing fixtures, faucets, valves, water heaters, and piping.
Respond quickly to emergency situations.
Report all known safety hazards, equipment issues and customer concerns.
Perform the following building general maintenance tasks as required: minor carpentry, painting, drywall repair, ceiling tiles/grid repair/replacement, wallpaper repair, flooring/base repair, minor concrete repair, etc.
Perform or assist with preventive maintenance of building equipment/systems as directed.
Maintain all work areas in a clean and safe manner.
Inspect buildings and grounds for malfunctioning equipment building issues and unsafe conditions.
Coordinate maintenance efforts with contractors and technicians as directed by supervisor.
Order parts and supplies as required; maintain stock and inventory control.
Assist team with overall daily operations, maintenance and repair of HVAC, electrical, plumbing, and general maintenance requirements of building.
Perform duties in compliance with all applicable codes, regulations and standards of all agencies having jurisdiction.
Assist with more advanced HVAC, electrical and plumbing work as directed.
Maintain professionalism at all times with co-workers, contractors and customers.
Understand and perform water treatment testing and report findings to supervisor.

Valid California driver’s license; Maintain continuous vehicle liability insurance as required by state law. (This role requires the regular and frequent operation of a vehicle, as defined in the Company’s MVR policy, and is part of the essential duties of this position.)
