  • Participate and contribute to Launch Matrix for each milestone estimate.
  • Develop thorough understanding of market conditions and impacts to drywall pricing, including material escalation and lead times.
  • Generate labor productivity rates in coordination with historical data and project specific constraints.
  • Prepare comparison analysis to previous estimates and develop clear and concise messages to explain variances for each project stakeholder.
  • Review estimate to include complete and accurate pricing within estimate or Guaranteed Maximum Price (GMP), reflect recent pricing data and Trades bids or budgets.
  • Provide pricing for value engineering, alternates, options, and special studies.
  • May supervise SPO drywall estimators, participate in hiring process, onboard new staff, and deliver timely performance feedback for direct reports, contribute to performance appraisals during annual performance cycle, utilize talent management systems, and identify appropriate training to help with development needs.
  • Develop, lead, or support assembly of estimate, bid or GMP documents required by and submitted to owner, coordinate requirements with contract agreement.
  • Prepare detailed estimate including completing quantity take-offs, analysis, estimate input, and studies for items incorporated in assigned scope.
  • Identify design issues and project risks impacting SPO for drywall; generate solutions and collaborate with Preconstruction team to resolve.
  • Define markups and labor rates based on project approach, backlog and level of risk.
  • Generate, coordinate, and manage Budget Control Reports (BCR) between each milestone estimate to manage cost events and value engineering opportunities. Provide variance reports for each milestone estimate to communicate scope development.
  • Provide input to constructability reviews coordinate with Operations team and provide feedback to Design team and client.
  • Conduct reviews of design documents for completion; assemble comments and requests for additional information needed to provide complete estimates.
  • Analyze project schedules for sequencing risk and prepare labor loaded schedules based on estimated days.
  • Perform complex estimating activities working in collaboration with Self Perform Operations (SPO) Drywall and Preconstruction managers to throughout preconstruction phase launch process.
  • Develop and maintain vendor relationships in order to solicit competitive pricing.
  • Analyze cost data, unit prices, costs, and develop standard information for building systems estimated costs.
  • Lead coordination of operational input during estimating, bidding, and GMP process; confirm estimate incorporates detailed General Conditions/Requirement (GC/GRs) study, site logistics, and Building L.I.F.E. as prepared by project Operations team.
  • Visit project sites to evaluate existing conditions, identify and capture scope not included in design documents.
  • Contribute to estimate review meetings with internal stakeholders to validate estimate prior to client delivery.
  • Identify key areas of scope to be developed in subsequent drawing rounds to limit risk to SPO for drywall activities.
  • Develop conceptual estimate and schematic level drawings to establish budget for self-performed drywall scopes of work.
  • Utilize Building Information Models (BIM) for quantity take-off and visualization to support complete estimate preparation.
  • Prepare for and manage project kick-off meeting and hand offs to project Operations.
  • Contribute to Target Value Design process as appropriate for assigned projects.
  • Manage distribution of current design documents for Trades budgeting and bidding and account for sufficient Trades input.
  • For subcontracted work, prepare Trades bid proposal forms and bid recording sheets, evaluate trade partner input for scope inclusion, and identify scope gaps and overlaps, coordinate with other staff managing trades.
  • Receive, file, and distribute design documents to internal team members.
  • Develop thorough understanding of drywall estimating strategy for each SPO project and implement throughout preconstruction phase.

  • Minimum of 6 years of related experience performing detailed estimates for specialty scopes of work (e.g., framing, drywall, acoustic ceilings, specialty ceilings, delegated design cold formed metal framing, and doors, frames, hardware)
  • Ability to read, understand, and interpret contract documents, drawings, specifications, scopes of work, and project schedule
  • Supervisory or management experience, ability to observe performance and provide constructive feedback
  • Experience with project engineering, field supervision, and/or purchasing
  • Conceptual ability to work with minimum information and quickly develop understanding of requirements
  • Knowledge of building construction, materials, systems, market conditions, and Trade practices
  • Extensive knowledge of estimating documents and ability to provide accurate qualitative and quantitative analysis of documents
  • Familiar with operating procedures and methods of other departments (e.g., Procurement, Operations)
  • Advanced project management skills to prioritize competing demands and meet deadlines
  • Professional verbal and written communication skills, able to present information to non-technical audiences
  • Proficient computer skills and Microsoft Office suite of applications, and computer-based takeoff and estimating software
